If you own property that you wish to Lease Purchase Or Rent To Own your home you are really selling your property. Thus the “purchaser is responsible for all repairs and upkeep".
You will usually get a $2,500.00 to $10,000.00 Down Payment. As with any down payment it is NON-REFUNDABLE under any circumstances if they default on the contract, as compared to taking a deposit and having to give it back with a Normal Lease Or Rent To Own Contract.

When trying to get a mortgage on a lease purchase or rent to own property typically lenders will want you to have been in the property for 6 months to 1 year and have canceled checks showing that you have paid on time.
